You can also look into fixed mortgages. This means that the rate doesn't vary during the course of the loan. A thirty-year term is the most typical in many countries, but that can vary. The lengthier term lowers the monthly payment. The downside is for the lesser principal payment in the beginning term and the potential of lower market values over the tenure. In this situation, a stable and sufficient income lessens the concern.
There are many more considerations to account for before you go about buying your first home. Educate yourself with such things as private and government mortgage insurance, special loan programs, interest rate points, home equity loans, in-house financing and the like.
