With female buyers, use plumbing to up the WOW effect

Good plumbing is obviously an important point when selling real estate. If your home has plumbing problems, you will have difficulty getting top dollar for it. Therefore, it's highly important that you work with a good plumbing contractor to ensure that the plumbing in any investment property you sell is in tip-top shape.

For the most part, the value of the individual house will determine what kind of plumbing fixtures you put into it. If the house is moderately-priced, I put in a basic Delta plumbing fixture. For basic rentals, I put in the least expensive kitchen faucet I can find.

If the property is higher in value, I may put in a gooseneck fixture for the kitchen sink. Female homebuyers tend to like it because you can easily fit pots and pans beneath this particular fixture. If the property is worth $100,000 or more, I will usually use a gold-tip gooseneck faucet in the kitchen.

For the most part, you'll be putting in a stainless steel dual bowl sink in the kitchen. It will generally be of good quality but it does not have a huge price tag attached. Only occasionally would you put in a porcelain bowl, and that would be done on the higher-priced properties.

Generally, it's a good idea to match the fixtures on the bathtub and the bathroom sink. For instance, you might want to use stainless steel fixtures or, in some cases, you might prefer to use chrome. It's important to have a good, clean toilet with a new toilet seat. If the toilet is stained, you'll want to use muriatic acid to clean the bowl out. If the acid doesn't work, it's a good idea to replace the toilet bowl.

In fact, if any plumbing fixture is stained, chipped, or cracked, you will want to replace it. You'll also need to repair the drainage in some cases. In addition, you'll want to check the hot water heater when the plumber does water pressure tests.

Certainly, new plumbing fixtures can 'dress up' a kitchen or bathroom, making it more appealing. However, you don't want to spend unnecessary dollars creating a luxury look. As a result, you'll want to choose wisely when selecting plumbing fixtures, obtaining fixtures that are attractive to the eye, but not overly expensive in price. And, of course, you'll want a reliable plumbing contractor who can ensure that the fixtures are all secured properly.
