Commercial Property Inspections are critical for the safety of all parties involved. Commercial property inspections, residential building inspections and other commercial and residential property inspections are all inspection services that are needed to prevent a loss for Insurance Companies, property and business owners, while keeping the people who occupy these buildings out of danger.
Loss control inspection companies that perform these field inspection services, such as Majestic Service Company, use certified building inspectors to perform these field services to ensure that the loss control inspections yield minimum, if any, losses for all of the parties involved. During these field inspections, the building inspector inspects all areas of the property, both inside and outside of the commercial or residential building, to make sure that the property being inspected is in good condition, and that it is safe to be insured by the insurance carrier.
The type of inspection and report provided to the Insurance Company, will vary depending on the type of coverage that the building owner is looking to obtain. The Loss Control Inspector will inspect all of the areas that coincide with the coverage and policy, in order to provide a detailed inspection report covering all of the areas required for the insurance coverage. A residential building inspection will include areas such as the sidewalks, walkways, stairways, construction type, roof material and condition, occupancy of the building, commercial property specific requirements as well. These can include illuminated exit signs, safety for commercial cooking inspections, adequate aisle and emergency exits, amongst other requirements as well.
The field inspector takes notes and photos while performing the inspection, which is written up and prepared after the inspection is complete. The inspector will make recommendations for the building owner, if needed, to be completed before the Insurance Company provides coverage for the property in question.
Each state and Insurance company has different requirements, which will determine the field inspectors recommendations. All recommendations should be fixed by the property owner and reinspected by the inspection company, to make sure that the safety recommendations have been complied with.
Every inspection report, regardless of whether it is for a commercial property inspection or a residential building inspection, is reviewed by the loss control company before it is sent to the Insurance Company in order to eliminate all possibilities of errors that could have potentially occurred due to human nature, during the field inspection.
Loss Control Companies that perform these inspection services are essential in keeping commercial property and residential building owners safe, and are required by Insurance Companies to eliminate any potential danger and losses to the property and people.
