Many property developers who want to invest in, renovate and flip a property tend to think only about the inside of a building. They think about making changes to the layout and the finishes of the rooms so that buyers will be more interested in buying or renting a room. Curb appeal often gets overlooked. Here are some reasons why you need to make sure that you leave room in your budget for the outside of a property as well.
First impressions are important
The first impression that you have of any property is important. Unless you are trying to sell the property to other developers, you need to make sure that it looks inviting and well cared for. Remember that you need the property to look like a wonderful and inviting place to live and not a building that is going to need more work once the new owners have moved in. What they are looking for in a residence or a commercial property is very different than what you wanted as a property developer.
It can raise questions about the condition of the property
A bad exterior can actually turn people off because they may worry that there is something structurally wrong with a building. At the very least, they may react more to any issues that do come up in a property inspection and may end up passing on a deal. In today’s real estate market you may be having difficulty reselling a property anyway and therefore you do not want to end up alienating any potential buyers.
It can affect the price you get for your property
If the property you have developed does not look good from the outside, it can give the impression that you do not care to a prospective buyer. That often means that they will be able to put in a lowball offer and end up having it accepted. This is definitely not something you want when you are trying to make money on a property that you have purchased and renovated. If you do not want to end up fighting over price you will need to make sure that your property looks like it is cared for and cared about.
It can affect commercial and residential properties equally
Poor curb appeal can also affect the success of a commercial real estate enterprise. If your property does not look good you may find that it can make it more difficult to attract or retain tenants. This means lost revenue for you and this is something that you want to avoid when you are in real estate to make money.
There are a few simple things that you can do in order to make sure that your property has curb appeal. You need to keep the exterior of the house neat and tidy. Landscaping can be great but even ensuring that grass is mowed and weeds are pulled can make a huge difference. Small touches such as replacing external shutters or painting a door can make a huge impact and turn a property from a liability into a definite asset.
