There is always an edge for you if you consider DuPont homes for sale in your home wish list. The City of DuPont is a great place to live, work, raise a family or simply purchasing homes for rent. It has a small quiet community that boasts many neighborhood parks, green space, shopping, amenities and professional services.
However, the problem in purchasing properties in general is that what you want isn't always what you should get. With today’s economic climate the way it is, everyone is looking to keep a firm grip on their money, so it makes sense that when you do have to spend money, you do so wisely.
It's a good thing though that there are lots of reasons why purchasing a DuPont real estate allows you to get the real value of your money. This article will show you the real score with DuPont's real estate market and how it gives your money's real worth.
Real Estate Market Condition. The average price per square foot for DuPont continue to decrease. The price for February 2011 was $134, a decrease of 6.3% compared to the same period last year. As for homes, the median sales price for Nov 10 to Jan 11 was $275,000 based on 49 home sales. Compared to the same period one year ago, the median home sales price decreased 9.9%, or $30,315. DuPont home sales have averaged the same since the 1st quarter of 2008 and have had a slight increase the 4th quarter of 2009 according to city-data. Real estate values are 2-3% below market highs, essentially where they were in late 2007.
Rental Market Condition. The rental market in DuPont is doing well comparative to other towns in the Pierce County area. A property averages less than 30 days on the current rental market and there has been some great steals for potential renters. It's a great time for renters to have an upgraded house with all the bells and whistles and still remain within their budget. The only shortage is the availability of larger homes for families. Many families want homes that are more than 2000 square feet, but due to these homes being rented so fast, many times they will have no choice but to rent a home below 2000 square feet.
Military Homebuyer Tax Credit. Twenty five years ago the City of DuPont had a population of only about 600. Today, that number stands at nearly 8,000, thanks to members of the military - who make up more than half of the city's population. The Military Homebuyer Tax Credit is a new law addressed to this population which extends the first-time homebuyer credit for individuals on "qualified official extended duty" outside the U.S. who made home purchases before May 1, 2011. This law ends on April 31.
While many drive around and see many DuPont homes for sale, the interesting thing is that they are selling even in a slump economy. This means that prices in this area will either maintain their average or decrease, but not significantly.
