Mount Pleasant, SC’s Newest Communities for under $500K

One of the biggest selling points for Mt. Pleasant is that it has the largest selection of new homes in Charleston, SC. I’ve included 5 neighborhoods to consider in the under $500K range for the newest homes available.

  1. Linnen Place ($200-300K): Development in this neighborhood began in 2010, making it one of the newest subdivisions in Mt. Pleasant. Although these homes have vinyl siding exteriors, the builders have done a great job of mixing in brick fronts, multiple rooflines with shingle-style siding, and heavy columns on the fronts. In other words, you won’t find the plain, vinyl boxes that were built in the early 2000’s here. Linnen Place has done a great job of incorporating good architectural details and variety that, I think, are going to become a trend we see in new construction homes in the next 5-10 years as buyers demand more personalized homes from builders. Linnen Place is located off Hamlin Road in Mt. Pleasant.

  2. Carol Oaks ($200-300K): Although not as new as Linnen Place, Carol Oaks has continued to be one of the top selling new home communities in Mt. Pleasant since construction began about three years ago. Buyers tend to really like these floor plans, and right now there is a good selection of homes that are either currently under construction or are proposed construction. Carol Oaks is a good option to consider if you’re looking for a newer home in a community that’s already largely developed (unlike Linnen Place, which still has a lot of empty space simply because it’s so new). Carol Oaks is located on the end of Gregorie Ferry Road (which is just off Hwy 41).

  3. Pinckney Place ($300-450K): You won’t find as large of a selection of homes for sale at Pinckney Place compared to the other communities on this list. However, buyers tend to really like these low country floor plans. Most of these homes have hardy plank (also called cement plank siding), and you’ll find lots of upgrades to choose from. Pinckney Place is located off Whipple Road (about halfway between Long Point and Mathis Ferry).

  4. Watermark ($300-450K): This neighborhood has classic Charleston styles, and you’ll find many homes with double front porches. These houses have hardy plank siding, and many of these overlook the community lake. The lots are smaller than average (not unlike downtown Charleston), with many of the lots ranging from .08 to .15 an acre. Amenities include a pool, play park, and walking trails. Watermark is located off Bowman Road in Mt. Pleasant.

  5. Hamlin Plantation ($400-500K plus): Hamlin is the oldest neighborhood on this list, with some homes dating back almost ten years. But it’s one of the nicest communities in Mt. Pleasant that you can buy into for under $500K. You’ll find pre-owned homes as well as newer homes built in 2010 and 2011. If you’re looking for a new home in a large neighborhood with full amenities, Hamlin Plantation should certainly be on your list to consider. Amenities include a pool with slide and splash area, club house, 3 tennis courts, playground, and walking trails.
