Informing the seller
Before you pursue your home inspection plans, the seller has a right to know that you are planning to make a formal and professional inspection in the house you want to buy. Telling them beforehand will avoid possible misunderstandings to happen when the inspection is already on going. Moreover, if ever you plan to make an offer, tell the seller that the offer is still conditional, depending on what will be obtained from the inspection of the house.
Agreement with the seller and inspector
You have to tell the home seller about the detailed plan of your inspection. Both of you should be in agreement with the extent and boundaries of the inspection to be made. You should also make it clear with the inspector what areas and aspects you want him or her to check. The inspection should encompass all the basic construction and structural features of the house. Some of the specifics you should get him to inspect are plumbing, furniture, heating and air conditioning system in the house. The electrical system is also important aspect that needs to be checked. If you are buying an old house, it is best that you instruct the inspector to look if there are already pests and molds exiting and plaguing the house. The lumber and the wood system used in the house should be inspected for possible termites damaging them. It might be difficult to restore of repair houses that are being slowly damaged by pests.
