Visiting properties such as Phoenix real estate properties seems to be the most thrilling stage of buying a house but most of the time; homebuyers tend to forget the real reasons why there is a need for home viewing. If you want to take advantage of visiting prospective houses and get the most out of it, plan and get ready. Below are the things you should know and practice when you are already visiting the houses.
Plan
Plan your itinerary before starting the gas pedal and heading towards the first house you are going to visit. Your route should be time and distance efficient so you would not have to go back and forth the road to get to each houses. In a day, you can visit few numbers of houses so be systematic when planning your route.
Bring
Do not forget your house checklist that includes all your conditions and specifications for the house you want to buy. Bring a pen and notebook as well so you can easily write down all your impression and opinion about the houses you visit. Take note of all the important details of the house that caught your attention. Write down also the exact address, specific features of the house and the contact number of the owner.

Besides considering if the house has all you preferences for a house, you should also be observant on the construction and visible defects of the house. You can easily see cracks on the walls. Some cracks are just really minor defects but there are some that can be of great danger in the future so you have better look at it as well. Look at the ceilings as well and see if there are water stains on it. The stain and moist basement can be a result of defective water system. You can also notice if the house has uneven flooring or tilted stairways. These conditions may be a bad sign for a sinking house. Doors and windows that are difficult to open is not a major problem but they can be a good negotiation point for you.
Seller
When you feel that you like the house very much, it would be better if you do not let the seller notice or see it. If he or she felt that you badly want the house, the seller can take advantage of the asking price. Do not let the seller hear you say statements such as "this is the house we have been, looking for", "I love this house so much", "we can afford this house" and other statements like these. This can put you, as a buyer, in a disadvantageous situation during the negotiation. Do not utter oohh and aahh when you get astounded with the house because sellers will know how much you really like to buy the house.
Ask
There are important things you should ask from the seller. Ask him or her the reasons why the house is on sale. It can be hard to extract from the seller the real reason why he or she puts the house on sale but through probing questions like asking him or her why choose to sell it even if it is located in a very great and promising neighborhood. Ask also if the seller has a newly bought house and is it the reason why they are pressured to sell the property. It is easy to take control of the negotiation if you have an idea regarding the true reason why the house is currently for sale.
