Home inspection is the one of the steps of real estate investment process that should never be skipped by any homebuyer. Let us suppose that you are planning to buy a Chandler real estate property. Once you have chosen the house you are going to buy, hire a home inspector that will inspect your house thoroughly. Every homebuyer has a right to conduct a home inspection of his or her prospective house, as part of the real estate sales contract. After you have visited and view several numbers of Chandler homes for sale and you make that final decision of what you house you will buy, inform its seller that you are to hire a professional inspector who will conduct a home check up of the property. Professional service of a home inspector and the detailed report can only cost you two hundred dollars. However, there are times that your general home inspector will ask you to hire a specialist inspector to check on certain features of your house. General inspectors can only tell you that there is something wrong about this certain aspect of the house, say, with the electrical system, but they cannot really diagnose the specific problem or can give you the best solution for it as they are not an expert to that specific field. Because of this, you might need to allocate some more budgets for a specialist. After all the inspections are made and you have seen the result already, you can talk to the seller and make an agreement with him about the repairs and updates to be made for the house. Some of the components of the house that you should never forget to be inspected are:

Foundation

The general inspector will tell you which materials is your house made of but if you are going to hire a specialist, or in this case, a foundation engineer, he or she can look and inspect the house and tell you if there is something wrong with the foundation of the property. The groundwork may have had some defects during construction that needs to be fixed early before things get worse.

Sewerage

Checkup of the sewerage system that the house is connected to is also important. Some real estate properties are not connected to a general sewerage system. If you want to double check the house for it, hire a sewer inspector to help you. They sometimes suggest to insert a digital camera to the sewer system so you can easily check its condition.

Pool and Spa

If the house has a pool and/or spa, you need to hire a specialist that can look at its components and inspect their condition. Expert inspector of pools and spa can easily tell if there are possibilities of leakage and other problems with these components. They can also tell you when the components of the pool and spa are likely to be damaged and if they need an immediate fix or replacement.

Soil

It is very necessary for you to hire a soil inspector if the properties you plan to buy is located on the side of a hill, mountain or elevated land. You have to check first if there is no possible peril for destructive soil erosion to affect your house. It is also possible for the house to slide away during heavy rainstorms so it would be better if you are secured with the property of the soil before buying it. Check if the soil is also prone for soil contamination.

Water system

Hire a plumber to check the plumbing and water system of the house so you will know if they are already galvanized and clogged. Plumbers may propose for a repair or replacement if the condition of the water pipes needs it.
