Marlboro is a Township, not a country. Kidding aside, this humble city sits in Monmouth County, New Jersey and is near to the Jersey Shore and just a commuting distance to New York City as well. Its population is spread and composed of urban sophisticates, families, couples, retirees coming from diverse cultures as well. From a rural town, Marlboro evolved and had been marked by CNN and Money magazine as one of the Top 10 Safest Places to Live and in the Top 100 Best Places To Live in America in 2007.
Have you been there, done that, but still couldn’t get the seller say yes to your offer? Maybe there are things you’ve either intended not to do or have forgotten doing so intently. Letting out an offer is a very important aspect of a negotiation, lest, the home buying process. This both shows how serious you are about the whole process and on winning that property for you to own. But, check out these items if you’re on the right track or already lost at the winning route.
Being unmindful of the seller’s needs in the process – If you are that excited to have that property in that location, say, in Marlboro real estate for example; sellers, at the other end, have their own needs and wants as well. Needless to say, to make a winning offer doesn’t mean that you have to undermine or pass judgment over what the seller’s concerns or wants are. To acquire a win-win situation is to regard the seller as a partner, and that his/her benefit is taken into consideration as well. It would be wise to know what made the seller decide to let go and sell his property; how long it had been in the market; and what other terms s/he want to discuss.
Handing out a low ball offer - It’s not crafty, but nasty. Make a reasonable offer, one in which you have thoroughly studied and thought about, and not just out of your whim or desire. Remember, the seller is handing out to you a possession s/he had taken care of for years, lest, in which s/he still has an attachment to. Arrogance has no place in negotiations, but being discreet and prudent breed interest and trust from the seller.
Going to the negotiation unprepared – Needless to say, make sure that you head to that scheduled negotiation with your written offer and pre-approval certificate. This will build enough ground for the seller to consider you as one, if not, his/her main client. Again, this is an indication of your seriousness as a home buyer.
Not having a representative present - You hired a real estate agent to do this very purpose – negotiate for your chosen property, perhaps one among Marlboro homes for sale for example. Professionals like them bridge gap, if there would arise just in case during the meeting. Better yet, discuss with your agent on how you should two facilitate it, taking into consideration your contingencies and how to "sell" it perfectly to the seller.
