Concrete floors are made of porous material that easily gets damage with regular use. That is the reason why a concrete sealer is applied to prevent and minimize damage that is due to regular wear and tear. It also acts as a sealant that prevents the penetration of water and other liquids that could damage the concrete flooring further. There are two types of sealers that are available in the market today such as the water based and the solvent based. Both types of sealers can be applied indoors or outdoors however, there are qualities of the water based sealer that makes it the more preferable sealer used in an indoor setting.
The water based concrete sealer is a sealer that is primarily used indoor since it does not emit a strong odor as compared to the solvent based. The odor emitted after application of this sealer do not linger which can be an advantage if the sealer was applied in a poorly ventilated area. It leaves a clear glossy finish and the floor becomes dustproof. Another advantage for using this type of sealer is that it can also be used in terrazzo, tile, brick, and flagstone floors. It is usually applied in thin coatings that can be stripped off easily but is known to be durable if the floor is properly maintained and the concrete sealer had been properly applied too.
With the application of this type of sealer, it is easier to clean the floors inside the house and you’ll be rest assured that your floor will last longer as compared to not applying any type of sealant to it. If you will use a cleaning agent in cleaning the floor, use a neutral or an all purpose cleaner that will not damage the sealant that have been applied to it. Using this type of sealer is a good choice if you prefer using sealers that are environment friendly, UV resistant, easy to install and non-flammable. This type of concrete sealing is the cheapest available in the market today. Individuals who are on a budget can save on cost in using this type of sealer.
Water based concrete sealer is also applied first before the application of urethane sealer on the floor for the reason that the latter type of sealer do not bond well with concrete. It acts as a base for the urethane sealer. It is easier to apply. You can also apply two coats if you prefer a more glossy finish to your floor. After applying this type of sealer, allow it to dry for 24 hours before letting anyone set foot on the applied concrete sealer.
To ensure your safety during the application process of the concrete sealer, you need to turn off the central heating of the house or any type of heating device that you are using. When applying the concrete sealer, you also have to make sure that the temperature is not below 60 degrees Farenheit. You must also avoid freezing the sealant.
