Looking for the right kind of Active Adult Communities is an important part of determining where you will spend your golden years. There are many options to consider. Should you buy into an existing retirement community or buy a brand-new home in a new community? Should you buy a single-family home or a villa? Should you consider a manufactured home community? There is no correct answer.

With new communities you will be able, in many cases, determine flooring, and design choices that fit your lifestyle and design. The downside is that many times in a new community the landscaping and amenities are still under construction, as well as the other new homes. You may need to live in a construction zone for a while. The positive of moving into a new community is that most of your neighbors are also new to the community making it easier to socialize and meet new friends.

With existing communities, any landscaping and amenities are already in existence providing a quieter lifestyle immediately. However, the homes will not be new and may require improvements and maintenance issues immediately. The positive of moving into an existing community is the well-established social clubs and activities already in place making friends who have similar interests.

Regardless of the type of community you decide on there are a few things you need to ensure that you find out before you purchase.

Homeowners Association – it is imperative to find out what the rules are within the community. Can you have your beloved fur baby? Can you put in a fence, a patio, or a pool? What are the regulations regarding visitors? Can you lease the property if you are not there?

What do the association fee’s cover? Landscaping? Trash? Club house amenities? Are there any extra fees associated with the various activities? In an existing community, are there any special assessments?

Is there a buy in cost to the community? Many communities have a one time buy in cost from $500 to $2000. Do you need to be approved by the association prior to moving in?

It is important to know the community. If you can not visit the community in person, it is important to work with a buyer’s agent that will spend the time with you to learn the extras. Extras such as security – is it a gated community? Where are closest medical facilities? What dining options are there in the area? Golf options? Does the community have a fitness center, if not where is the closest option?

Financial considerations include the monthly expenses not only the purchase price of the home. It is important that you get all associated costs up front.

It is important to work with a buyer’s agent that is from the local community that is familiar with the answers to these questions and the many more you will have as you determine your golden years home.

New Construction Resort Living Communities

South Hill Mobile Homes is a 55+ community that offers amenities such as a Heated Community Pool, a Clubhouse, Shuffleboard Courts, and more!

Zephyr Shores, a 55+ community with a clubhouse with lots of activities, community pool and shuffleboard. There is even a pond with dock in the community.

Oaks Royal 3 This beautiful community offers wide streets, sidewalks, and you own your own land with a low HOA fee.

Colony Hills 55+ community located in a desirable area with a pool and club house with a low HOA fee.

Grand Horizons, a gated community. The community has a resident-owned clubhouse with pool, shuffleboard, billiards, library, and activities.
