The real estate growth in India has transformed many inactive areas to become active. Surajkund is apparently going through this phase of transformation and will soon emerge as a promising real estate destination. Its booming further with the relaxation of Foreign Direct Investment (FDI) in the real estate and construction sector. Besides that, boom in the retail segment has opened the doors for the commercial real estate sector of India. It is not only metros which are benefiting from these development but also tier-II and tier-III cities that are getting the opportunity to gain from the bust. Traditionally, Faridabad was an industrial city, with around 300 large and 10,000 small scale units and the Haryana Government's new Industrial Model Township. However, the city is now witnessing new residential developments, especially in Surajkund village that spans across 30 acres. Surajkund, most popularly known for its Mela, is also a residential delight now for many. Launched in 1981 by the Haryana Tourism, Surajkund Mela is held in the month of February from 1st-15th every year. This craft Mela (fair) is a common meeting ground for many talented artists, painters, weavers, sculptors and craftsmen who come from all over India to showcase their handicraft products in the typical setting of a rural Indian market place. The place is visited by number of domestic and International tourists and the foot-falls seems to be multiplying every year.
Far from the hectic and congested life of a city, Surajkund offers a peaceful environment. Like all other pastoral areas, Surajkund displays a sense of peace, which is envied by every Delhiite. People are opting for Surajkund for its peaceful natural surroundings. Renowned developers are coming up with township projects in and around localities of Surajkund. The first residential township project to come up near Surajkund is Charmwood Village, which is being developed by Eros Group, covered in the area of 65 acres. Major realtors like Omaxe, Ansals are also developing residential projects in the area.
These upcoming attractive townships can easily satisfy the needs of people. All kinds of residential properties like Bungalows, apartments and villas are available here with all the modern facilities. The prices of residential properties range from Rs 6,500-Rs 8,000 per sq ft. The rental value is around Rs 20,000 for 2 BHK flat and differs on the basis of size and type. Ansal and Crown Plaza have designed lavish malls (targeting children and youngsters) besides other commercial and residential projects. There are number of other residential projects, which have been planned and are soon going to be launched. Prices of properties in Surajkund have increased by leaps and bounds in the last couple of years. Planned infrastructure, coming of big brands, proposed Metro development in main Faridabad and involvement of Haryana government in the overall development of Surajkund has caught the eye of realtors and investors.
Besides posh residential real estate projects, there are a lot of Commercial projects that are under progress in Faridabad. Local as well as national realtors are investing in the commercial property in Faridabad. These commercial projects are as huge and as elegant as the residential projects that are coming in the city. There are many shopping arcades and malls, which are functional now and many are in the pipeline. All this makes Faridabad, a city with unbeatable style of living and also a very favorable destination for buying a property.
With so many attractive residential and commercial projects coming up in Faridabad, it is soon going to be one of the most promising investment destinations of India.
